NOTICE OF PUBLIC SCOPING MEETING
The Ridge of Trinitas Project
To Interested Agencies, Individuals, and Organizations:
NOTICE IS HEREBY GIVEN that the Calaveras County Planning Department will conduct a public scoping meeting to solicit public comment to identify potential environmental impacts associated with the construction and operation of the proposed subdivision; golf course complex; lodge with overnight accommodations and agricultural project to be located on Ospital Road, between Warren Road and Southworth Road in the Valley Springs/Burson area.

PROJECT DESCRIPTION: The Ridge at Trinitas (#2004-114) is a proposal to subdivide 280± acres into 14 parcels, consisting of 13 single family residential lots (approximately 2.0± acres each); and one additional parcel of 244 acres to accommodate the recreational facilities (golf course, clubhouse, Lodge with overnight accommodations; and agricultural production and associated activities. The residential area would be a gated community, with restricted access off Ospital Road. A minimum of two access points would be established onto Ospital Road, one adjacent to the existing primary development entrance, to accommodate the gated residential access, and a second to serve the proposed clubhouse/lodge facilities.
Recreational facilities on Lot 14 would include the following:
Golf Course Facilities: 18-hole private membership golf course (estimated use 10,000-12,000 total rounds per year); driving range; golf cart rental for on-site use; privately sponsored Golf Tournaments for groups and corporations; retail food service facility (snack 'shack' and beverage cart); and golf lessons by appointment, for members only.
Clubhouse: Two-story, 18,000 square foot clubhouse facility; tasting room for olive oil products produced on the property; retail space for sale of olive oil products, Calaveras Grown produce and agricultural products, golf equipment, and logo apparel; restaurant facility (Bar and Grill), featuring Calaveras Grown products; and banquet and event facilities.
Lodge with overnight accommodations: One-story, 22,000 square feet, with a maximum of 30 guest rooms for club members and visitors to tasting facilities or on-site events. Rooms may be booked individually or facility may be booked as a single unit for seasonal dormitory housing (group golf lessons or camps). Also, accessory (appurtenant) structures and facilities, including a swimming pool, exercise room, and health spa; retail food service facility for coffee and 'health' drinks; and retail space for sale of logo workout apparel.
Agricultural Activities: Cultivation of 20-80 acres of olive trees (Mission, Manzanillo, and Picholine varietals); educational tours of olive orchard operations (planting, cultivation, and harvest); and a sod farm, with three crops annually.
The proposed zoning amendment would change the zoning designation from AP and A1 to A1 (General Agriculture) for Lots 1-13 and REC (Recreation) for Lot 14. All lots will also have a zoning designation of X-PD (Existing Parcel - Planned Development) to indicate the utilization of density transfer to allow creation of the 2±-acre residential lots and prevent further parcel division below the proposed acreage.
An application for a Conditional Use Permit is also included to accommodate the construction and operation of the lodging, restaurant, commercial agriculture, and other activities associated with the intended recreational and commercial use.
The primary purpose of the scoping process is to identify, rather than debate, community ideas and concerns. We invite written comments from interested parties to ensure that the full range of issues related to the proposed project are considered.
