Spring Valley-Ponte

This is a proposed development concept marketed by the developer and his agent. The land is still owned and controlled by the Ponte Family (verified January 2008 by Assessor and Recorder's records). The developer, CRV Enterprises, is speculating on whether the ranch can be converted profitably into a large subdivision.



Ponte Ranch - Spring Valley Concept



The Ponte Ranch is zoned A1

The Ponte Ranch in Valley Springs is Agricultural Rural land use, zoned A1, 20 acre minimum parcel size. The existing Valley Springs Community Area General Plan* includes the ranch within the Community Plan Area boundaries, and clearly shows the parcel designated Agricultural Rural.

Concept is High-Density Residential



CRV Enterprises wants to change agricultural land use to high-density residential and commercial zoning for most of this 455-acre parcel, eliminating 70% of the open space. Most oak trees would be removed, including large areas adjacent to New Hogan Reservoir recreation area. 1,000+ homes with lot sizes of 3,500-8,000 sf (similar to Gold Creek Estate lot sizes) have been proposed.

County Officials - Too Big, What Do Citizens Want?

Supervisor Bill Claudino and the Planning Department have said that this is too large of a project, and would have too big of an impact on Valley Springs, to allow a zoning change without updating the area's Community Plan. Before a project of this magnitude moves forward, the citizens of Valley Springs need to study, update, and rewrite their Community Plan to determine the vision of the community for its future growth.
