Note: This map does NOT include all the other homes being built one-by-one on individual residential parcels. According to the Valley Springs Benefit Basin report, there are “15,000 existing undeveloped residential parcels in the Valley Springs Benefit Basin”. Also, the map is NOT complete, this is only what we've been able to learn to-date. Watch for updates. Let us know of additional information or corrections.
Development projects currently being built or pending in the Valley Springs area (partial list):
Mission Ranch Subdivision project site
- Mission Ranch Subdivision (219 units); EIR underway
Mission Ranch Subdivision: 135 single family homes, approx. 84 multi-family units, 2 commercial parcels
Application #2006-178, GPA, ZA, and TSTM. General Plan Amendment, Zone Change and Subdivision of 103+ acres into 144 parcels, consisting of 135 single-family residential lots ranging in size from 7,000 square feet to 20,000+ square feet, one 7.3 acre multi-family residential lot of approx. 84 units, 6 open space/recreation lots totaling 6.4 acres, and 2 commercial parcels totaling approximately 17.1 acres.
The project site is situated along both Highway 12 and Highway 26, approximately ¾ mile from the Highway 12/26 intersection in Valley Springs. Proposed land use amendment and rezoning from commercial and agriculture to commercial, single-family and multi-family residential, and recreation/ open space. Entry to the site is proposed from both Highway 12 and Highway 26. As designed, the proposed project would provide a new connector road west of town between the two highways.
