Existing 18-hole, 95-acre private golf course is located two+ miles north of Hwy 26 on Ospital Road.
Applicant proposes to open the golf course to the public and sell memberships; add a gated community of 13 new custom homes with 2-acre lots; add a 30-unit overnight lodge; and add a clubhouse for the golf course.
Recreational and commercial uses and facilities proposed include a driving range, event facilities, golf tournaments, lessons and camps, swimming pool and health spa, retail sales, and restaurant.
A Draft Environmental Impact Report for The Ridge at Trinitas is available for public review and comment. Written comments on the DEIR are due by August 27th, 2007. There will be a public hearing on the ADEQUACY of the Draft EIR [update--cancelled. Sept. 20th hearing pulled from agenda]
Note: The DEIR does NOT include the existing golf course in the Environmental Review for project impacts or mitigations, as it is an "existing condition." The golf course was constructed over a number of years; it began construction in 2001 for "personal use."
Existing 280 acre parcel is 2 lots; proposal is to change zoning from Agriculture to Recreation, subdivide into 14 lots, and acquire a Conditional Use Permit to allow the above commercial and recreational uses.
